Welcome to our charming ‘holiday-home’ in the heart of the village — the perfect place to ‘live like a local’ and enjoy the Roman Hills ‘dolce vita’ lifestyle.
A truly enchanting stay for couples, solo travelers, digital nomads and remote workers. Pet-friendly. Adults-only, max 2 guests.
Lovingly hosted by us (Ulia, Luca, and our Labrador Lola), the house is nestled in a charming ‘piazzetta’ in the historic village of Zagarolo.
This independent holiday home has been fully renovated, blending modern comfort with authentic traditional character. Perfect in every season: a warm, cozy retreat in winter and a strategic base to experience village life, festivals and events during the warmer months.
While offering a high level of privacy, our house also allows you to immerse yourself in local life, from traditional festivals to cultural events at the nearby Rospigliosi Castle, a historic landmark, cultural and innovation hub.
Hi! We’re Ulia & Luca: hospitality & pet-therapy specialists. We live on the Roman Hills with Lola and a family of dogs, cats, donkeys, and goats. We are hostel manager, WIKI is our famous indipendent hostel and house. We love the ‘Dolce Vita’ of the small towns, and a good glass of wine!

Step inside and feel at home right away – with a fully equipped kitchen features charming terracotta floors, while the spacious living room boasts exposed wooden beams, a large modern sofa, a dining area with traditional furnishings, a Smart TV, and Wi-Fi internet — perfect for relaxing or working remotely.
The Master Suite Bedroom bright double bedroom offers stunning views of the surrounding hills and a comfortable orthopedic bed with memory-foam mattress. The sleeping area also includes a small, stylish bathroom with large shower and an additional room that can serve as a dressing area, hobby space, or workspace.
Upstairs, a hidden “secret” room provides a unique and intimate retreat for reading, working, or relaxing. Accessible via a wooden staircase with a steep climb, it’s a delightful space for those seeking a touch of adventure.
Outside, enjoy outodoor forniture (table and chairs) to live the piazza like a local — between quiet moments, friendly encounters, and the authentic rhythm of village life.
Antico Gabio is an independent home of 80 m² (about 861 sq ft), mainly on a single level, with an additional room upstairs.
Nestled in the historic center, exploring on foot is necessary. Public parking is available just below village.

Being our guest also gives you the chance to discover WIKI HOSTEL and enjoy our hostel oasis, including common areas, social life, and friendly animal vibes.
The hostel is located just outside the village, 1.7 km (about a 15-minute easy walk) from the house.
This opportunity is available whenever WIKI Hostel is open — — usually from March to July and from September to November/December.
Outside these periods, you can still enjoy the house and the peaceful surroundings, but hostel activities and shared spaces will not be available.

CLEANING & HOUSEKEEPING
The house comes fully equipped, except for personal care products (soap and shampoo).
Bed and bath linen are included, as well as weekly cleaning (extra cleaning services available on request).
The house features a hairdryer, iron and ironing board, and basic cleaning tools and supplies.
There is no washing machine (self-service laundry facilities are available nearby).
Checkin & Checkout
Our house is usually available from 3:00 PM on the day of arrival until 11:00 AM on the day of departure.
House Rules
Smoking is not allowed inside the house.
The accommodation is for a maximum of 2 guests, all over 18.

The balance of the stay and ID registration must be completed before check-in.
On arrival, check-in is available from 3:00 PM to 11:00 PM.
On departure, check-out must be completed by 11:00 AM.

• In case of cancellation or no-show (failure to check in on the scheduled arrival date), no refund will be provided.
• Full payment is automatically charged at the time of online booking.
• A valid credit or debit card is required to complete the reservation and must have sufficient funds to cover the total amount due.
STANDARD RATE
• Free cancellation up to 5 days before the arrival date.
• The deposit will be refunded to the original payment method used to guarantee the reservation.
• In case of late cancellation (less than 7 days before arrival), the deposit will not be refunded (or will be charged if not yet paid).
• A 30% deposit is automatically charged at the time of online booking.

We love welcoming pets traveling with their humans, as long as they are cared for responsibly, respectfully, and with love.
We can host up to 2 pets; please contact us in advance if you have different needs. Pets, like children, should not be left alone or unattended in the accommodation.
On request, we can connect you with professional dog/cat sitters, and dog trainers.

This stay is designed for adults only travelers who love to immerse themselves in local life, stroll through historic streets, and enjoy the village at a relaxed pace. Accessing the house requires climbing a few flights of stairs.
PUBLIC PARKING INFO
Public, free parking is available in the valley just below the house, within sight of the property.
Reaching the village from the parking areas requires going up or down several flights of steps.
Additional free and pay parking of the village they are available in the martket public parking areas.
The historic street adjacent to the house allows temporary stopping for loading and unloading, except when traffic is restricted or the area becomes pedestrian-only during events or seasonal closures.

Restaurants, Pubs & Bar
Typical traditional “Trattoria”, gourmet and etnichal Restaurant as Pizzerias, Pubs they all are just a few steps from the house. Do not miss to enter a bakery to shop for the amazing ‘ciambelle al vino’ traditional wine biscuisuit (to be sipped into a glass of wine). For a very local lifestyle just order an espresso, cappuccino or ‘spritz’ in one of the many Bar of th town.

Zagarolo is a wine town, everywhere you can taste a good bottle of local or national wine. Shop in some of the Enoteca wine shops to find the best bottle to arrange a romantic dinner at your home.

Go healthy! Every Sunday a farmer’s market takes place, offering fresh local organic produce from farm to fork. Every two weeks, you can also enjoy a small vintage flea market, full of unique finds. On Saturdays, the town market is held with food, clothes, and more. If you love fashion, take a short drive to Valmontone Outlet to shop for branded clothing

Do not miss to immerse yourself into the local folk fest, from the October amazing Wine Fest ‘Sagra dell’Uva’ to all other events featuring a rich community and cultural calendar as the season events by the Castle (concert, artshows, expositions) to the fests and parades as San Lorenzo, Festa del Pane, Carnival and more.
