Welcome to our cozy and ‘Dolce Vita’ COTTAGE house in the Roman Hills, nestled in a green oasis within WIKI HOSTEL, our hospitality estate in the Roman Hills.
Perfect for couples, solo travelers, digital nomads and remote workers.
For authentic travelers, nature and animals lovers: Pet-friendly, Adults-only, max 2 guests.
A fully independent, intimate house with a private entrance. A cozy, all-season retreat freshly renovated in 2025: central heating ensures comfort year-round, while in the colder months the pellet stove with visible flame creates a warm and intimate atmosphere.
Lovingly hosted by us — Ulia, Luca and Lola, our sweet Labrador — the house is part of our wider home oasis: WIKI HOSTEL & Pantasema Social Farm. a hospitality and animal-connection space surrounded by nature, just outside the historic village of Zagarolo.

It’s the perfect choice for those seeking the autonomy, comfort, and privacy of an independent home, without giving up the support of our professional crew or the chance to immerse yourself in the energy of our traveler community, in connection with our furry family of dogs, cats, donkyes and goats. Hi! We’re Ulia & Luca: hospitality & pet-therapy specialists. We live on the Roman Hills with Lola and a family of dogs, cats, donkeys, and goats. We are hostel manager, WIKI is our famous indipendent hostel and house. We love the ‘Dolce Vita’ of the small towns, and a good glass of wine!

The living area is warm and welcoming, featuring a large sofa, a pellet stove with visible flames for cozy evenings, a work desk, fast internet Wi‑Fi and a Smart TV — perfect for relaxing or working remotely.
The COTTAGE is a fully independent single‑level home, designed for comfort and privacy, offering approximately 45 m² (about 484 sq ft) of well‑organized space. The entire property is fenced and cared for, ensuring privacy and comfort throughout your stay.

Being our guest also gives you the chance to live
the WIKI HOSTEL EXPERIENCE and enjoy our hostel oasis, including huge activities, common areas, social life, and friendly animal vibes.
The house is located within the hostel property, so you can easily access the spaces and activities whenever you feel like it.
This chance is available whenever WIKI Hostel is open — — usually from March to July and from September to November/December.
Outside these periods, you can still enjoy the house and the peaceful surroundings, but hostel activities and shared spaces will not be available.

HUGE COMMON AREAS & FACILITIES
A variety of common areas and facilities are spread throughout the property, an amazing 2-hectare green oasis featuring BBQ areas, two seasonal pools, and a social farm, which is also an official Pet Therapy centre. Outdoor spaces are available all year round (weather permitting). Indoor common areas and facilities — including living lounge areas, shared kitchen, coworking space, and the winery bar — are available during the WIKI HOSTEL opening season.
CLEANING & HOUSEKEEPING
The house comes fully equipped, except for personal care products (soap and shampoo).
Bed and bath linen are included, along with cleaning every 3 days (daily cleaning available as an extra on request).
The house features a hairdryer, iron and ironing board, and basic cleaning tools and supplies.
In addition to the washing machine (self-service laundry facilities are also available nearby).
Checkin & Checkout
Our house is usually available from 3:00 PM on the day of arrival until 11:00 AM on the day of departure.
House Rules
Smoking is not allowed inside the house.
The accommodation is for a maximum of 2 guests, all over 18.

The balance of the stay and ID registration must be completed before check-in.
On arrival, check-in is available from 3:00 PM to 11:00 PM.
On departure, check-out must be completed by 11:00 AM.

• This is our best available rate.
• In case of cancellation or no-show (failure to check in on the scheduled arrival date), no refund will be provided.
• Full payment is automatically charged at the time of online booking.
• A valid credit or debit card is required to complete the reservation and must have sufficient funds to cover the total amount due.
STANDARD RATE
• Free cancellation up to 5 days before the arrival date.
• The deposit will be refunded to the original payment method used to guarantee the reservation.
• In case of late cancellation (less than 7 days before arrival), the deposit will not be refunded (or will be charged if not yet paid).
• A 30% deposit is automatically charged at the time of online booking.

We are dog- and animal-friendly: we love welcoming pets traveling with their humans, as long as they are cared for responsibly, respectfully, and with love.
We can host up to 2 pets; please contact us in advance if you have different needs.
Given the presence of our sweet dogs and cats, guest dogs must be well-socialized with other animals to be welcomed in our property.
Pets, like children, should not be left alone or unattended inside or outside the accommodation.
Guest animals are welcome in the park and all common areas, with the exception of the area where our farm animals live.
On request, we can put you in touch with professional dog/cat sitters, and dog trainers.

This stay is designed for adults who love nature and animals.
On the property, you’ll meet our big, friendly family of dogs, cats, and farm animals.
The house sits right by the pedestrian entrance, giving you a cozy, village-like feel.
To reach the parking area, you’ll take a short walk across the property, including a small flight of steps, of about 200 meters (656 feet).

Typical traditional “Trattoria”, gourmet and etnichal Restaurant as Pizzerias, Pubs they all are just a few steps from the house. Do not miss to enter a bakery to shop for the amazing ‘ciambelle al vino’ traditional wine biscuisuit (to be sipped into a glass of wine). For a very local lifestyle just order an espresso, cappuccino or ‘spritz’ in one of the many Bar of th town.

Zagarolo is a wine town, everywhere you can taste a good bottle of local or national wine. Shop in some of the Enoteca wine shops to find the best bottle to arrange a romantic dinner at your home.
